The scariest part of a court auction is that you can't see inside and can't read the risk. The KeibaiX Risk Score uses AI to read Japan's three-document set and rate each property's risk on a 1-5 scale. We currently score 1,164 properties.

A lower score means relatively fewer concerns over occupancy, legal rights or rebuild eligibility. For higher-score properties we strongly recommend checking the original three-document set and consulting professionals before bidding.

Owner, tenant, or illegal occupant — who lives there, and how hard eviction or handover may be.
📜 Legal rights
Statutory leasehold, tenancy, or rights that survive the sale and bind the buyer.
🏗 Rebuild eligibility
Whether it meets road-access rules and can be rebuilt. "Non-rebuildable" hits resale value hard.
🔧 Building condition
From the on-site report: aging, needs-demolition, and overall condition.
💴 Arrears
Unpaid condo management / repair-reserve fees that the buyer inherits.
How AI reads the three-document set
For each auction property, the court publishes a "three-document set" (property listing, on-site investigation report, and appraisal) — the key to judging risk, but usually scanned image PDFs that take expertise and time to read. KeibaiX has a multimodal AI read these PDFs directly, extracting occupancy, legal, rebuild, building and arrears risks into a score. Filtering an entire list for "low-risk properties" is what makes KeibaiX different.
